I'm not going to spend that kind of money for a house I won't be in 5 years from now.

oh sorry i missunderstood. i thought you were thinking about putting on new roof.

go metal. itll last a lot longer and you should be able to find someone to do it for the same or less than shingles. i did about 10 with my neighbor over the last year and a half, they are much easier to install than shingles.

Only problem with metal is the noise.

no reason to replace the roof at this time from  your description. i'm assuming ''little pieces'' are what we used to call stubble and is just lose gravel.

youre only going to hear it if you strip all the plywood off and attach the metal straight to the rafters. it can be pouring outside and youll never hear that rain any louder than you would with a shingle roof. also, you can install a metal roof right over to of existing shingles, just using lathe strips to keep the metal off the shingles. that cuts the installation time and adds an extra layer of insulation to your roof, so youll use less energy cooling the house in the summer.

Housing market won’t flip to a buyers market in this area when the rest of the country does.  It’s been a sellers market for 20 years.  The beltway in RDU isn’t done and when it is will connect 5 miles from my house.  And the research triangle will be 35 min commute.

It’s not the typical market here.

Fair enough. Sounds like your area is insulated better from market volatility than most

That hasn’t been my experience but the only house I’ve ever lived in with a metal roof had a flat metal roof on an addition and it was very loud when it rained. I was also listening to it from the 2nd floor bedroom adjacent to the roof (addition was single story) not in the apartment below the roof. It is also possible that newer metal roofs have better installation/construction that reduce the noise.

I spent $10,000 to re-roof a house in south Florida (1,400sqft, single story) back in like 2018.

I put in a motion sensing light switch in our laundry room and now my garage door doesn't open.  I guess you can say I'm an electrical genius.

Any roofing experts or recent experiences?  We are constantly getting bombarded with roofer door boobs around here.

Ours is 14 years old.

Asphalt.

Fading a little.

Some of the little remnants or little pieces have been washing off with the rains we have had.

2300 square foot home, 2 story.

Anyone have any realistic ideas on cost?

I am trying not to do it since we hope to move to closer to the ocean in a few years.  Was just curious.

Just replaced mine a few months ago, asphalt roof. My buddy owns a roofing company out of Chester County, does nice work. We have a 2,200 sq foot split level, roof cost about $8-9k.

My parents have been getting quotes in sw fl to roof their 1800sq ft single story home, shingle roof. Estimates are 16-22k....

It’s getting time I have to finish this beach cottage.  I reached out to a mushroom farmer who Mr Di worked almost exclusively for as his own contractor and I am elated he answered and will be supplying me with a door that I will make a rope headboard with for the bed.  I have asked for things and help and should I ever get this done, there will be so many things in there that came from all the friends and family  that mattered to him.   Anyway, he choose this door that Mr Di built but got the number backwards.  I’ll take it.  I should also figure a way to catalog the stuff. I mean my neighbor gave me a roll of drywall tape.  Every little thing counts.  I do have a budget in mind for the things I must pay for to get this done.

The number is significant to me.  His cousin who invited him down to her cottage years ago, and he loved it, is cottage #42.  I hope it’s a good sign.

Found out this morning that this thing was making a buzzing noise and the house was a little chilly, so I did a tap tap on the f'ng thing and the dang furnace started!  I really wish I could have just said, "Honey the heater is broke, please fix it!"

I can only imagine my tapping on it isn't going to be a permanent fix.  Come on Spring!

When is a good time to seed a lawn?  Now? April?  I have a front lawn with good grass underneath the trees, but the other half of the lawn get full sun all day, and is all crabgrass.  Since I don't have time to pull out half of my lawn, or the money to start half of my lawn from scratch, I'm hoping there's some seeding and anti-crabgrass option that will minimize it.  I don't need the best lawn in the world, but I do want to go from all crabgrass to maybe half crabgrass in the full sun areas.

In the fall.

Being that said, I just put some seed down today because my jack ass neighbor's kids friends put a tire track in my front yard (and theirs)

As expected, me tapping on this relay to get heat on wasn’t a good fix.  Last Friday it wouldn’t start so I called for help.  Heater tech fixed it in 5 minutes by removing a bat that was stuck dead in the motor.  Eew gross!   This morning same thing.  Was a little chilly and heater wouldn’t start. Heater tech removed another dead bat.  He’s a friend of mr Di and showed me which two screws to unscrew to check next time.  Um no- I won’t do it!!!  I’d have to be near froze to do it, so thank goodness it’s spring.  Guess somebody needs to get on the roof and look at the chimney. How else would they be getting in?   Gross.

Where there's 2 bats has to be more, right?  I've restarted the heater twice since heater tech was here.  Called the landlord-did he answer his phone?  Did the witch girlfriend reply to my text?  A solid NO to both.   It's going to get cold.  Some unbelievable firsts since Mr Di has left me.  Sewer gas and now bats dead in the furnace seizing up the motor!  I've lived here 36 years next month.  Never had anything like this happen.  It's true what they say, a first time for everything!

Happy to report no more heater issues, it has been running when needed.

The kids and I went down to the bay cottage.  Unloaded the luan paneling and bead board from their warehouse and my son should be hanging walls and the ceiling soon.  He will also finish the plumbing.  Glad his labor is free!  I started working on making the headboard for the bed out of the mushroom house door I posted earlier.  So far, glue gun, sticks, and rope I've spent around $60.  I am going to put a clear coat of poly over it when finished. All in all, a headboard for under $100.  Afraid I've also become an Etsy shopper along with Amazon, not sure how much I've spent on "things" yet.  Hopeful that in a month or two I can post a pic of all these things that have been in my head for a couple of years actually being real.

Heading down to the bay tomorrow.  Hopeful my son will be bringing a friend, brother and sister in-law also going.  We were at Lowe's last night picking up some lattice and lumber.  I have a storm door getting delivered this afternoon.  This is so stressful seeing it done in my mind but it's taking so long to get there. With any luck and with my little to none construction skills I hope to post some progress pics next week.  While they are working inside I also have to hang a storm door that's 3 ft. off the ground and there is 28" clearance width to the back driveway.  This is a 30" door! Going to put some 18" wide steps out sideways to the sand.  No railing -it will get hit and I need the door to open to unload.

Soon somebody has to get up here and install an air conditioner!  I hope to surround it with plexiglass to let light in the back room.  It was worth spending the money on a door myself to also have light in the back of the cottage.  The original cottage had 3 windows on the back wall.
