It was really windy at the bay on Saturday.  Don't think it will be finished by Mr. Di's birthday but we're plugging away.  One of my football watching friends is a contractor, he said he would help.  This dude that was with my son broke the staple gun.  They worked til about midnight.

I’m so sick of watering these plants!!   Wtf ?   Who has poinsettia’s in summer?   Mother F ‘er is here either haunting or helping me. I don’t know. I go to bed and keep going.  F!

Can’t really call out sick these days so I called in remote today. Damn vodka and iced tea.  Sorry to clog up this thread with my brief set back.  Hope to get back on track and get this place together today.  Promise I won’t light a match. 

I was up on the scaffold caulking this front wall Saturday.  My son finished putting it up and Mr. Di's sister painted.  Brother in law got the 2nd AC in the upstairs.  From what I remember it made a huge difference.   Today, I still am not moving well. I have all sorts of bumps and bruises.  Had left ankle pain Sat night but it is just sore today so it's not broke.  Getting too old for this. My son and a buddy were back down yesterday so excited to see what they got done and see it sober.  It's getting there. We also spent time in the water, it was nice.

I wish I could explain how hard this is. Grief counseling my arse.  I know where I’m ending. .  I just want my kids to have some Peace and not have to take care of me. 

Holiday weekend was mostly a break but still some work was done. Spent 2 nights, survived a t-storm that shook the place. Awesome fireworks right off the beach. They also had kids parade and a craft class. Some pics of ours and my husbands cousins -my new neighbors.  We were all there the one night.  Mr Di’s sis and bil were my 1st guests.

Real nice, paco.  You'll have no problem getting what you want for it.  You guys have some really nice stuff too. Love it!!

 

My brother is coming to the bay cottage this week to hang the ceiling fan and put up a couple of light fixtures I've had in a box for 2 years. I also ordered some 2x2 rubber floor tiles (like you see in a gym) to finish the loft floor.  I last minute decided to load all this stuff up Friday night and get it down there for Wed.-plus I wanted to see how far my son got with the floor. I had a couple cocktails with my newly met neighbors and I have a roll away bed there so I stayed the night.  Slept 8 hrs.  straight.  I never do that.  I covered part of the floor with all the cardboard I had laying around.  Also tried some insta-trim in 2 corners.  If it still sticking to the wall when I get there, I may try some more.  That's just my speed-peel and stick! No power tools involved.

The old kitchen looks a lot like mine does now. I can't stand the finishes and it's dated ( not terribly but enough to bother me as I like cleaner, modern looks) but there is absolutely nothing wrong or beat up so I'm probably gonna put money there last. All I did when I moved in is get all new appliances.

I like the white cabinets. 

I really like the white kitchen too. Would have loved to see it with the before dinning table set that is gorgeous.

The furniture in the after pictures are our renters pieces.  We had a much larger table. I'll have to see if I have a better picture of it than this:

Brother and I were down the cottage today. Chesapeake City got absolutely rocked from storms.  Luckily we had power. Long day.  I have dimmers and all.

Both sinks finally running.  Next challenge is figuring out shower doors cause there is no directions just pieces. I have rods and curtain in my cart in case. I threw some stain on this beadboatd wall. Hung a mirror, door and towel rod.

Curious on a ballpark estimate to put in central air, and heat in a house with no existing system. Just had electric baseboard, coal stove, and wall AC units. 

I want to know everything we need starting from scratch- Outside unit, furnace, duct work, etc. Ballpark price to expect in a quote.

What’s your sq footage?  Hard to say without knowing and makes a $$difference of course.  When I was an hvac sales  coordinator replacement furnace and ac were running $4k for 2 ton and up the bigger you go. A big house was $8 to $ 10k and that was over 6 years ago.  Depending on the age of your house the lay out of new ductwork could prove to be challenging if an older home. You need a good person to measure the cfm’s, return air, and a possible fresh air intake which is great if you can have that.  Again, depending on size running a duct system could cost another 6-8K.  I’m just guessing as well since I’ve been out of that market for a while now.  Lastly another expense is going to be a chimney if you go that route. New liners were $2-4 K.  But if you’re doing gas you could direct vent which would be less expensive-yet it needs to be done proper. There’s a whole formula and codes with the right grade pvc and how many 90’s you can do to meet code.  Oh, and yeah.  Get a permit.  I hated doing all that paperwork. Good luck sorry for the run on paragraph. Hope that is a bit of a clue which I am running short of these days.

Its not a big house. But it was built in 88. Has a basement, half finished so that can complicate some runs. And there is no attic access. 2nd floor has a knee wall and there is only crawl space access in one of the bedrooms up there. I assume running ducts to those rooms upstairs will be a pain.

Not counting finished basement area, I think its only about 1200sqft.

No gas. Live on a mountain side. Impossible to get in our development. 

 

Im guessing from your post we may be somewhere around 15-20k then. Probably worth getting a real quote on. Think we would do it for 15k. But probably not for 20. 

The kitchen project begins.  Step 1, countertops.  Before picture before the dude comes to rip them out in 10 minutes:

1) New countertops including a waterfall island

2) New sink, faucet, cooktop and low profile microwave\vent

then (not necessarily this order)

3) New backsplash

4) Painting cabinets

5) Removing some cabinets and putting in custom shelves.
