On the docket for the next few weeks:

1) New countertops including a waterfall island

2) New sink, faucet, cooktop and low profile microwave\vent

then (not necessarily this order)

3) New backsplash

4) Painting cabinets

5) Removing some cabinets and putting in custom shelves.

6) Something else, @probably

Good luck. Just had our kitchen completely ripped out and redone. Was a fun project with a 1 year old running around. Seems you will at least have less down time without kitchen use which is good.

2-3 weeks with it down and out.  Luckily one of those weeks we will be borrowing my SIL's beach house.

You know what's awesome?  When you have a valve that doesn't completely shut, so you temporarily tie it of and this:

Progress - still need faucet and cooktop installed. Then paco will do the backsplash and we will paint the cabinets. Maybe change the hardware

I like it.  

Son got this trim up Saturday.  The TV will be going up here, someday.  That's about all that got done.  We finally agree on what to do with the ceiling which was a plus.  Putting some more moulding along those cracks up there and then I will stain or paint the middle section gray which should tie everything together.

I wall mounted 2 TVs in my house yesterday. The height and centering of each ended up exactly where I wanted them, so I got that going for me.

i would have assumed if you mounted something, it would be 2 rear projectors.

Who has HVAC knowledge?

Im trying to compare a Daikin MXS series heat pump for a ductless system vs a Bryant model: 38MGHBQ36D

These will be used year round for heating and AC. It seems to me the Bryant is more efficient for cooling, but the Daikin may be better for heating. May equal out over the course of the year.

Our main reason for wanting this is to be done with the dirtiness of our coal stove so we can begin using our basement for storage, and added living area.

Pertaining to the heating specs I have a sort of basic understanding of HSPF and COP. But what if the Bryant has a better HSPF, and the Daikin has a better COP? Does that mean the Bryant is more efficient at bringing in heat from the oustide air, but the Daikin is cheaper to heat with?

 

Are you going to keep your coal stove as well?  

I think the mini split Bryant would work well for your set up HE.  Keep the stove for a back up.

Not wanting to ever turn it on again.  But won't be removing it.  At least not yet. 

 

We got a quote for 19,987 to install a 5 zone Bryant. ( we aren't going to pay 20k). It was going to be 21k for Mitsubishi.

And a quote for 11,500 for a 5 zone Daikin from a guy who works for an HVAC company but does it on the side by himself as well. 

We asked the Bryant guy about doing just 4 zones so we can eliminate one of the outdoor units as well and it brought the cost down to like 14,600. So we may go with that.  But still very tempted by the 11,5 offer. 

 

I just want to be sure whichever we choose accomplished the purpose we intend for it which will be eliminating the need for coal in the winter. 

 

 

Have tenant's who need a ceiling fan replaced.  Problem is, we need to get it replaced ASAP and my schedule doesn't line up.  So I had to hire an electrician.  

 

I feel shame.

I hope it wasn't BFit Electric. That place will burn like a charcoal pit by next week.

Son and I were back down the cottage yesterday.  I'm tired of fooling around with the shower doors the owner gave us.  It was not a kit and we fiddled around with it for over an hour and I just said look-give me the drill.  I had purchased a shower rod and curtain.  As luck would have it I apparently cannot succeed at this task either.  The flange things are not flush and tight, and when you put the rod on it sags in the middle.  Now I have to buy a ceiling support.  Also, the shower head isn't right cause when you turn the water on it is overshooting the pan and it's down as far as it goes.  Now what can I do about that?  I took my frustration out with cleanser and cleaned it.

Pluses were my son is a weed whacking fool, he did both the cottage and around my house when we got back.  He built a bed frame yesterday.  Finally, the scaffolding is back out and he did the gray stain.  Next time I'm down I can get up there and do some caulking of seams.

Probably doesn't help but I'll tell you what I just had to do in late June... Had both the outside unit and inside unit replaced with a Goodman HVAC split system with heat pump. Price was $11,500 for a 14 SEER rated system that replaced a 15 year old 9 or 10 SEER rated unit (don't remember). I have a 3br 1450sq/ft house, no basement and the install included all of the equipment, new concrete pad outside, new main ductwork in the garage leading up to the attic where the existing ducts feed the rest of the rooms, 10 year parts warranty, 5 year labor warranty.

After all of that so far my electric bills have pretty much been identical.

We got a 3rd quote and they came in at 20k, or 21k for the low ambient heating units. 

So on Monday we will be going with the other company for the 4 zone system. 

Good to hear on the electric bill. 

Still a work in progress. I hate caulking and sanding.  Daughter and boyfriend came with the dog.  She did great.  Hot water not hooked up but I now have a working shower.

4 zone ductless AC/Heatpump project is set to begin on Monday.

Possibly beginning excavating for the garage later in the week as well.

Very excited for these projects.

I am hoping the garage is finished quickly enough that we can clear out our basement, clean up all the coal dust and make an awesome space down there for the kids for christmas. Would like Santa to bring chairs, desk, TV, etc. Money we are going to spend anyway. If we can do that as christmas presents, instead of that AND christmas presents- that would be nice.

ductless heat/ac install finished yesterday afternoon.

Its not been hot. We used the AC yesterday anyway to try it out. Love how quiet it is compared to the in wall AC unit that used to run in our livingroom area.

Cant wait to see how it is for heat in the winter. 

 

No word on when the excavation will begin. They told us maybe this week but looking like that didnt happen.
