June 19, 20232 yr Back room. Getting closer. I knew I was short on pallet boards, at least it's a start. I need to rip more nails out of the pallets I have left. It might be awhile. Floor went down. Goal is to get painted and move a bed in around the 4th weekend.
June 26, 20232 yr Painted yesterday, hope to move a bed in here for the long holiday weekend. Lots and lots of trim left to do, also need hot water tank filled and wire hooked up to it. It's under to cottage in a little house. Don't think I ever took a shot of that.

( we aren't going to pay 20k). It was going to be 21k for Mitsubishi. And a quote for 11,500 for a 5 zone Daikin from a guy who works for an HVAC company but does it on the side by himself as well. We asked the Bryant guy about doing just 4 zones so we can eliminate one of the outdoor units as well and it brought the cost down to like 14,600. So we may go with that. But still very tempted by the 11,5 offer. I just want to be sure whichever we choose accomplished the purpose we intend for it which will be eliminating the need for coal in the winter. My home has two Geo Thermal HVAC units. One was installed around 1999 and has sucked ever since it was installed, it cooled but not awesomely. The other was installed (bedroom side of the house) in 2015 and is awesome (Geo Comfort). It'll freeze you out of the house if you turn it down low enough. The other unit, the one that 'sucks', has a slow Freon (or whatever the coolant is) leak and has to be topped off about twice a year to keep it cooling or heating. Right now, it's heating VERY well... when it's supposed to be cooling. That one is on the family room/kitchen side of the house. I'd just let it be, if it was just about my own comfort but as I've mentioned before, I'm taking care of my mother and being on chemo is hard enough on her but when the temperature gets above 75, it makes it harder for her to breath easily. So being in a family room that's over 80 degrees and that's just not workable. I have a quote for a new unit, but that's around $15k! So I need everyone to use that Amazon link A LOT! lol For now, they're coming out to add coolant, which is just a band-aid, but at least it does the trick for 5 or 6 months to get us through the summer months.

Seems like they work when they work, but if theyre broke its never easy or cheap to fix.

The 1999 unit just sucks, always has. Either that or it just isn't strong enough for the area that it has to care for. Aside from that issue, we haven't had a whole bunch of issues with them. The biggest problem that we've had over the years is with the wells. Since they're Geo Thermal, there has to be two wells. One to provide water and for the water to return. We've had to have new wells drilled at least a couple of times in the past 30 years. It's an annoyance, but not a huge problem. One of the return wells had an issue a few years ago and whenever the unit was on, water would bubble up in the yard. Kind of (exactly) like Jed finding oil in the Beverly Hillbillies. As a side note, the HVAC guys that installed my new unit in 2015, just left. The old unit needed 2 lbs of Freon. So at least it'll be cooling for a while. That was around a $500 band-aid. I asked him what it would cost to just outright fix it, and he said that government regulations on the coolant won't even allow him to purchase a new coil for it, so it's either use 'band-aids', like today or buy a new unit. It can't be fixed.
July 4, 20232 yr We have a beach property again and are doing phase 1 of our remodel. I haven't been doing a good job taking pictures for you all to praise me though. Because this part is boring. Other than removing an in wall mirror\cabinet combo from the bathroom and drywalling it up, it's mostly paint, new fans, new light fixtures and appliances. Next round will be gutting the bathroom. But that's going to be a fall project.

July 5, 20232 yr Took a bed down to the cottage even though the room is not completed just yet. There's so much trim to do. My son put these two pieces up on the front room ceiling and the rope. 4th of July is usually a pretty awesome weekend there. Survived 2 T-storms and the fireworks right off the beach last several years have been awesome.
July 10, 20232 yr Here are some before and afters. We still have a few more projects to complete but this was a good start for 2 weeks of work. paco kicks ass. https://www.instagram.com/reel/CucdfsOOsYz/?igshid=YmM0MjE2YWMzOA==
July 10, 20232 yr There is still more work to be done on the bathroom (new tub, vanity, and floor) but given the limited time I had to work on it I'm happy with the results. The drywall job (I suck at drywall) ended up being pretty good and the new lighting (both moving and replacing the light over the vanity as well as adding a light in the shower) made a huge difference. Also, painting it to not look like one of Dwight's dress shirts went a long way. (And replacing the toilet.... I won't get into that)
July 10, 20232 yr Nice job ^^^^^^^^^^ This is rental #2 for you guys or did you sell the 1st one you re did? I miss Brigantine. Had a cousin who lived there for a few years and enjoyed taking the kids on the weekends.

July 14, 20232 yr Challenge question for you handy blokes, just to pick your collective brains... Dealing with a living space that features an integrated hutch containing an old tube-style television set. When we remove the facade from the hutch, said telly is bolted into a large wood-framed box that also has two lower shelves (for a stereo system, etc.). Upon removing the tv from this frame, I would eventually like to install a gas fireplace insert right into the cavity where the tv was and put the whole contraption back into the hutch. I have found candidates of ideal size. Bear in mind that the hutch is part of the structure of the house. I'm trying to figure out if we (we being myself and the imaginary 20-something hot girlfriend that I definitely have ) can accomplish this safely. Some sheet metal lining perhaps?
