I seriously don't think we did that much, other than a credit check and a background check. Couple in their late 50s with adult children. They legit wanted to move in the day they looked at it. Price is a nice way of vetting people -- we charge them $10k/month. Generally, if you can afford that, you're not irresponsible.

Generally?  Whoa, yeah.  Must be a nice place.

I've paid more than that...

It's an 8,000 square foot house in Fairfield, CT. Frankly, post-COVID, I could likely get a lot more.

I am stunned they don't just buy it, but works for me.

I mean it's one house, Michael, what could it cost a month? Ten thousand dollars?

One of my biggest pet peeves - guests who inform us when they plan to arrive. In the morning, when our listing clearly states check in is at 3. Don’t get me wrong - if our unit is ready early I will message people and offer an early check in. But who do you think you are telling me you’ll be checking in at 9 AM? Oh will you? Well there will be other guests there at that time so I hope you all get along well!

Last fall the wife wanted to get a beach house (figuring we could work from down there since schools would be virtual so kids could be there as well).  I played with the numbers and figured if we rented it out for the summer, we’d be able to recoup most of our costs, so we went in and got a place.  My parents have a beach house as well, so we’re a bit more prepared for potential issues with renters.

So far we have all but one summer week booked, plus Easter weekend and we expect to get some other random weekends booked.  We had one person try to book for their college age kid, but we declined as we don’t want a sr week party at our place.  I’m really hoping we don’t have too many issues this summer and that people want to re-rent the following summer.
