My condolences dude. Your Saturdays sound taxing.  When and if you’re not helping the FIL, have you ever thought about hiring a reputable cleaning service so you can enjoy your weekends?

We got most of the floor done.  Just finished tearing up the last bit of carpet and getting rid of all the staples, nails, etc.  Tomorrow I hopefully can finish the rest of the living room and be done laying hardwood...... until we do the second floor..

As for cleaning the condo... yeah, we considered it and will probably go that way.  But we are still in that phase where we are overly obsessive with cleaning.  Plus we leave our renters a hand written note welcoming them along with various amenities and the current copy of the Brigantine times.  "personal touches" is mentioned in probably 85% of our 5 star reviews.  Having top ratings is key because it keeps you on the first page and therefore get more rentals.

About to head out on the Indian River Lagoon with the wife, kids, and dog. Since COVID f’d our summer vacation plans we’ll just spend some time boating and fishing.

The Indian River lagoon is an awesome estuary, with over 35 endangered species of flora and fauna - including night blooming cereus - and over 2,500 types of animals. Today, we’ll be searching for the elusive SkunkApe.

We only killed 2 manatees. One was so tiny, it hardly counts.

Saturday is our cleaning the condo in between renters day.  Usually we drive all the way down to the shore, clean it and then drive all the way back.

 

This week?  We drove down on Friday and are staying at her parents place until Sunday.  On top of that, our renters left early, so we could get in to clean early.  AND they left it SUPER clean.

 

Easy day right?

 

Nope.  Turns out that the window AC broke.  So we had to drive all around and find a place that still has air conditioners in stock. (Only was able to get a 5000 BTU, old one was 12000)  Finally found one and then had to remove the old one and install the new one.  

 

Most Saturdays we get in by 11 and are out by 2.  Today we got out at 2:55, 5 minutes before check in.  <_<

there's a reason why I sold my townhouse and didn't rent it.  I know there's money in real estate but I just couldn't deal with it.

Schmoopie wants to put in a mini split.  I'm starting to agree with her more.

So last Saturday I set a new p.r. on my bike, 72 miles. That was almost 6 hours in the saddle. 1771 ft of elevation. Didn't do much after that though :roll:

The wife's been using the kids' bathroom lately since her home classroom is right next to it. So last week she told me the toilet was loose. I figured it would be a 5 minute job to tighten it up this morning. That was before I discovered that the nuts were rusted fast to the bolts, the floor is rotten all around the flange, and the flange was rusted to chips and dust. So now I get to repair the floor and install tile in the kids' bathroom with my next free weekend or two!  Yippee!  

On a side note, this is also the first 'new scope' project (i.e a project I haven't done by myself before) that I've tackled since my dad passed away. Very emotional day for me reaching for my phone to call him with a quick question here or there, but I managed to keep it to just 1 breakdown. 

Oh imp I’m sorry - that must have been tough. I call my dad with questions practically on the daily so I can only imagine how emotional that would feel. Hang in there.

Lets start our Saturday on a positive note

 

 

Got up at 7 and had to travel for football.  Boys played tough against a much bigger team but lost 19 - 7.  Too much arm tackling and Herbig blocking.  We'll be down in Downingtown in 3 weeks if you want to see some high quality 5-7 year old football @paco

Can i bet on the kids, drink beer and get forcefully removed from the crowd?

Laying on the couch recovering from having the 'ol "plumbing" fixed yesterday. 😐

On the plus side, soon-to-be guilt free loads.👍
