Plus the higher property taxes help suppress the cost of a home so I can get much more house for less.

In other words - Delaware is only a better place to live if you’re poor and don’t make much money that is subject to income tax and also don’t care how crappy your home is or that you live in Delaware. The only exception to this is the extraordinarily wealthy like the DuPonts or @vikas83

Almost double the average selling price in my neighborhood. Plus $12k a year in property tax versus my $2500. I’ll stay here 😂 sure Income tax is a bit higher. But the cost of living is 1.5% less than PA

If you make a decent salary the savings in property taxes on your crap Delaware property with its crappy neighborhood and baseboard heat doesn’t matter versus what you pay in income tax.

Since I don't have more information to go buy I guess I'll take your word, but from personal experience it made more sense for us to stay in PA having looked at homes both where we are at and just across the border. This was summer 2021, so fairly recent. Plus like schmoopie said, she's a realtor But if you are correct, it could be that (and I would defer to schmoopie), that it could be a local thing. We just want under contract on a shore property in Brigantine. One thing that we really loved was how low the taxes were. We also looked at a property in Sommers Point. The property itself was less expensive but the taxes were more than double. Same state, just 25 miles away.
