Since I don't have more information to go buy I guess I'll take your word, but from personal experience it made more sense for us to stay in PA having looked at homes both where we are at and just across the border. This was summer 2021, so fairly recent. Plus like schmoopie said, she's a realtor But if you are correct, it could be that (and I would defer to schmoopie), that it could be a local thing. We just want under contract on a shore property in Brigantine. One thing that we really loved was how low the taxes were. We also looked at a property in Sommers Point. The property itself was less expensive but the taxes were more than double. Same state, just 25 miles away. Yeah zip code makes all the difference. Properties over at the new community where Franklin Mint used to be are selling for over 750k for a TOWNHOUSE! That’s absurd! The whole exton, downingtown, west chester area is way out of control too. That’s why I love where I’m at. Location is awesome. It’s basically SE PA for a fraction of the cost. DE gets a bad rap because of the "slower lower@ crowd. You’re probably better off buying a beach house in NJ though. Far less crowded than the DE beaches.

I'm about 3 miles from Somers Point in the area where all those small farms are, I do all my shopping there. A lot of the English Creek stores are complete ish holes. And yeah, my taxes are 12G a year.
January 20, 20232 yr I don't oppose a national sales tax on principle, but I would be concerned about the potential ramifications of how a massive consumption tax would impact our consumer based economy (which also happens to be the world's largest economy in general.)

The only reason to own a home in NJ is if it’s shore property.

Teen kids, elderly and sick parents we help with (my wifes dad has stage four cancer). Not leaving the state until the kids are out of the house. We outgrew our Tom's River home and the area went to ish over the 15 years we lived there. If I had to guess I'd say I have 10 years here and then we move to a quieter and less expensive place. Also, we got this home ridiculously cheap.
January 20, 20232 yr Nothing like trying to help the Rich and Corporations. That's all Republicans can do.

LIFE HACK: Stop being poor and then you can live wherever you want without worrying about taxes.

January 20, 20232 yr The Walmart by me always has one or two full briskets in the meat case ( there is also a liquor store in the Walmart, so true one stop shopping). I end up going about once a month, and it's probably the fastest I move without actually running.
January 20, 20232 yr I'm generally on board with a sales tax instead of our current income tax. Our tax code is convoluted and overly complicated. This would be much simpler. Also, this would put an end to the complaining about wealthy people navigating the tax code to avoid paying income taxes.
January 20, 20232 yr Gary Johnson proposed this when he was running for president. Even he said that the federal government would likely have to dole social security checks to lower income brackets to try to offset the tax burden it would place on them. It would be a ton of work (which politicians don't seem to have the patience or inclination for), but it's worthy of discussion.

I worry about that too, but let's face it... during the height of inflation when everyone bished about how expensive everything was, they were still buying Taylor Swift tickets for over 1k a pop and the latest new iPhone to replace the one they bought 8 months ago.
January 20, 20232 yr If they'd put a national sales tax on DEEZ NUTS, all your moms would have the country out of the red in no time!
January 21, 20232 yr I’d prefer a flat income tax rate for everyone above the poverty line over a sales tax. A sales tax would discourage spending, which drives our economy. I’ve read some opinions that a flat tax rate would land around 14%. I’d love to only have to pay 14% tax on income above $40-50k or whatever the poverty rate would be. A sales tax favors the wealthy, which is why it was proposed by republicans. The higher your income, the less tax you would pay by percentage of income. A household scraping by on $50k a year is spending 100% of their income every year. So they are paying 30% of their income in taxes. A household with $100k in income is probably spending 80% of their income annually or roughly 24% of their income is going to taxes. If a household makes a million a year they have the means to make large purchases overseas for certain items… vehicles, yachts etc and avoid the sales tax all together. They may only spend 40% of their income annually and that would equate to 12% of income to taxes. Obviously (I hope) these numbers are very generic, but… The more you make the lower the % of your income that you would pay in taxes. Then instead of investing money, to show less income at tax time like our current system promotes, wealthy people could just sit on money to avoid taxes and stagnate the economy. Not a fan even though it would probably save me money.
January 21, 20232 yr I'd really like to see the entire picture. Highly unlikely things like houses and cars would see a 23% tax. Essential goods like whole foods, diapers, tp, feminine hygiene should not be taxed at all. So what's that leave..... Travel, gas, non whole foods, non essential items... I think I could live with that if those large purchases weren't included nor the essential items. I'd pay a few extra percentage points a year to not have to deal with filing taxes every year

It’ll save them a ton of money on payroll, it’ll simultaneously put hundreds of thousands of CPAs out of work, and it’ll let every single 1% pos scum like trump and his cronies continue to scam the system. Such a Republican thing to do.
