This is true but a lot of the time they do actually grow up and provide you with grandchildren and that makes it all worth while.

Update: Monday(ish) 13 days ago my HR department finally sent my info to SIRVA to kickstart relocation activities. But mid-week I had an online account and forms filled out through them. Thursday and Friday I had a realtor over to meet with me, look over my place, take pics for themselves/SIRVA, who they had until Monday to submit what their valuation was. 
 

SIRVA basically averages the two prices, allows me to list up to 5% above that average, and allows me to choose which realtor I want to with. I think by Wednesday I told SIRVA the price I wanted to list and the realtor I wanted. 
 

Friday the realtor came by (had me clear off all the "jerseys and figurines on the walls” that you people still think I have. So kind of had things stripped down and pretty "emptied” out Wednesday and Thursday night. She posted onto MLPS Friday late afternoon. Already had a viewing Saturday and another one at 2 today. While I was at the BWW watching the Eagles suck, I got the following text.

@Schmoopie ( @binkybink77) is the person who should weigh in but....

 

Pre approved for the mortgage is basically standard in this market.  Don’t make that something that is a deciding factor, any proper agent will reject a client who is not approved. So filter that out. 
 

But waiving inspections does help the strength of it. You will avoid them chipping away at minor s*** with that.

 

IMO, don’t rush. The market is very hot due to interest rates. Expect some low ball offers (but at the same time, don’t reject them out right because of how fluid things are) because everyone is trying to get a piece, so you should remain patient. You should find offers near asking that will waive things like inspection and other standard contingencies. For the position you are in, that would be the sweet spot IMO. (Get your money with minor risk)

The offer price from the text is what we listed for (which was the maximum value SIRVA would allow us to list, because the only comps in the area, which were from like 6 months ago, were more run-down places that sold for an average of about $107k). So SIRVA seeing recommendations by both realtors in the $125-130k range was like "that seems way out of range for the comps here" and would only set the valuation at like $119 something (I am allowed to list up to 5% over that amount, which is what we've done). 

So the $124,500 offer matches what we are listed for (Note: I closed June 2018 at $113,500).

Only about two hour left on the road until arriving at my temporary housing. Stopped in Wisconsin for fuel fill up and everyone just raw facing it here. Wishing them all quick deaths from the rona instead of long drawn out ones.

Up to 60 days. I think I’m going to rent, mainly because I just witness first hand how little you "profit” if you buy and then sell a house in under 30 months. Add in that "sticker price” here is about double what it was back East (tho annual taxes here are significantly lower), just doesn’t feel like fun donating like $10k a year to a bank in loan interest. 
 

But, I have 12 months that I can decide to buy with my company still covering all the closing costs/buyers expenses, so I’ll still keep my eye out in case something "perfect” for me comes along. I’d love a multi-family duplex or something, but those don’t seem very common here unless you’re in the rundown towns/neighborhoods, and I’d rather pass.

😂  All I had to do was go up 1 post to read that he was in a hotel.  I thought that was his new apartment.  That last pic with the wank tissues looks just like my freshman dorm.
