September 27, 20232 yr I read the ruling, specifically the section on Mar-a-Lago. I do think the judge undervalues the property by quite a bit. He relies on the tax assessed values, which is restricted .. it starts at market value, and Mar-a-lago was purchased in 1985, in Palm Beach County and can only go up 3% a year for homestead properties and 10% for non-homestead. Obviously home values have gone up more than 3% a year since 1985, but I don't know the classification .. Where this gets tricky is that Trump convinced the county to allow him to classify it as a private club, which seriously reduces tax liability.. https://pbctax.publicaccessnow.com/PropertyTax/Account.aspx?p=50-43-43-35-05-000-0203&a=1282803 somehow on a property that Trump claims is worth "far more than $1B" (which it certainly does not) he manages to pay only $2,381 last year in property taxes. I imagine that's far less than anybody on this message board who owns a home is paying in property taxes. That notwithstanding, the judge using whatever assessed value is part of the above - I couldn't find this information for Mar-a-Lago but let's assume the $18-27M value that the judge used is correct - is as flawed as .. Trump's accounting, which is also bad. It's likely that Mar-a-Lago is actually worth somewhere in the $300M range. it's worth less than Trump thinks because the zoning that gets him a sweetheart deal on taxes also restricts things that would make the property attractive to developers, namely you can't subdivide the property if what I'm reading is correct due to how it's zoned. So that would limit the purchases to people who want a grossly expensive and overdone private club. It's worth noting that Mar-a-Lago is only one of various properties the judge's ruling outlined. The others appear far more open and shut; there are straight up lies (such as the square footage of one of his properties in NYC) and easy comps to draw from. Mar-a-Lago is a bit of an outlier in part because it's in Florida but also because it's a long-held property that is pretty unique to its area, and thus hard to comp for market value. It's certainly worth more than the $18-27M range the judge cited, but far less than the Trump family is claiming.

The valuation on my home for tax assessment purposes is less than 10% of the market value. Florida's, Palm Beach County in particular, assessments aren't as out of whack as PA, but it's not the same thing as market value.
