    Just got back from my mother's oncologist. They're really happy with the results of her latest CT Scan. All of the cancer has reduced a little. So a really good report.

Day 48 of the carpenter bee invasion.  The belligerents have shifted their tactics, creating nests in increasingly harder to reach places.  Persistance remains key in both the tennis racket air strikes as well as napalming the hives with spray.  However I worry that others have rallied to their cause, forming an alliance.  Wasps and honey bee drones have been seen in increasing numbers.  We must temper the urge to retaliate against these new brothers in arms in hope this advancement is short lived.  But not all is grim.  Passive countermeasures put in place have proven fruitful.  We have trapped many of their soldiers and have housed them.  Perhaps these POW's will prove to be an effective bargaining chip in the future.

Not to intrude on your war, but have you considered having someone come in and spray your house?  I have a pest control company come in 3 times a year and spray the exterior of my house and my deck - keeps away bees, wasps, spiders, etc.  Costs less than $300 for the year.

Old timer neighbor told me...... get a plastic bag from the grocery store...... fill the bag up with paper or other bags to look like a nest and apparently they can't tell the difference...... I haven't tried it..... and I can't see his property to see if he has bags hanging all over the place..... but as an alternative to agent orange..... maybe worth a shot ?

If this was my "forever home", then yes.  But we are probably going to move in the next year or two.   So I'm taking the fight to them personally to save a few bucks.

 

Plus I do get a sick pleasure out of exterminating them.

I don't know if I can pull that off.  We have a nosey woman on the HOA board who likes to inspect peoples back yards looking for blight.  2 years ago I got a notice that I needed to stain my deck because it was faded in some spots.  So I don't know if a bunch of plastic bags hanging from my deck will fly :lol:

I'f I'm paying an HOA fee those areseholes are going to be responsible for the entire exterior. Place I rented in CT for 6 months was a 3 level townhouse with balconies off the 2nd level. Those were getting old so the HOA was going around taking down and rebuilding everyone's balcony. I thought that was actually pretty awesome.

They are really good about making sure people are painting their shutters and staining the deck.

 

Landscaping... not so much.  On the old board I posted about the issue I'm having with sticker bushes encroaching on my lawn.  I'm doing that my damn self.  The house next to ours had a damn tree growing out the side of it and they did nothing for years.

There needs to be easier and readily available ways to hold those crooks accountable. I like that my townhouse has zero HOA presence/cost.

We own the house and the deck.. it's not HOA owned property.  We are responsible for anything related to our home.  Projects like the one you're describing typically come with a pricey assessment.  e.g. our beach condo building was repainted with new decking and patios added and new storage lockers.  It cost $10K per resident.  Luckily the former owner paid that assessment as part of our sale.   Anyway, our HOA fees are $110/month.  For that we get landscaping and snow removal and I'm fine with that.  I'd rather re-stain our own deck than have an expensive assessment or higher HOA fees for something I may not want.

$110 is super reasonable! I'm thinking it HAS to be typos, but some of these places I've looked up in MN have had anywhere from $500 to like $770/MONTH HOA fees listed on the Zillow ad...

I mean it depends - there are definitely HOA fees that are that high.  If there is a pool in the community or a community center.  Golf courses, tennis courts, or anything requiring more maintenance.  Some condo buildings have state of the art gyms or security - some developments are gated and pay a guard.  It just depends on what you want and what you're willing to pay for.

Reasonable. I know Bink commented but is that $770ish I saw is correct, that is just wild. I mean if you had a lowly 20 properties, that's over $15k a month. You could build a new gym or a new pool or new community room every damn month. So they're going to have 4 of each at the end of the year? Then 8 of each at the end of the next? 

HOAs should be non-profit money (pay for amenities, maintenance/grounds staff, etc.) At that price there's now way someone isn't pocketing tens if not hundreds of thousands of dollars a year.

You also have to account for major expenses like roof repairs, plumbing issues that lead to major damage, sewer/septic issues, etc.  Not saying  they're not making money, but they are also taking the burden of the risk associated with ownership of a building as well and that gets compounded with each additional house/condo/property that gets added as well.
