When we lived in Denver our HOA was $254/month but the people in bigger units paid higher fees - some over $500/month I believe. A lot of the fees can be for garbage pickup, insurances, shared utility bills (like lights in the halls). We didn't have a doorman, but some buildings do and that salary can get high. Whenever you are part of an HOA (or going to buy in one) it's important to review the HOA docs and the financials to ensure they are solvent and that you aren't going to get any huge assessments or increases in fees. Make sure you find out everything that is covered... like trash e.g. If you are just paying that as part of your HOA fee then obviously you won't have a separate bill for that. Our beach condo fees e.g. include insurance, water and sewer, and trash removal.

We have about 1000 homes supposedly... at 900 a year. We have security at the enterance, but no actual gate. 40 hours a week of a roving patrol with a radar gun to ticket speeders. A pond. A lake with a beach, a tennis court, basketball court, playground, archery range, and a clubhouse with an indoor pool, arcade, gym, 2 basketball/racketball courts, a community room that can be rented out for parties and hosts bingo. And a camp ground that we can use for free for a week? each year. They also do a good job of snow removal in the winter. Its not bad.

But the handful that I have seen just browsing only mentioning lawn care/snow removal, and just general things like pool/gym/playground/etc... with all having exterior access to individual units (and no reference of covering roofing, painting, utilties, etc) so those $500+ amounts seem completely unjustified. Not sure if I would go that route out there, but your post makes me think if I look at any I should be able to request detailed documentation on the HOA, what is covered, what changes/modifications to coverage and/or charged amount may exist.

This is typically a contingency in an agreement of sale, review of the HOA docs. Most times you can get it first. Your realtor should do that for you.

So around a million in annual charge, but I could easily see a dozen employees at an average of $45k a year, so those numbers all seem more than fair do that scope of things available and maintained.

Im sure the security contract is decent, but otherwise they have like 2 maintenance guys, and a couple middle aged minimum wage ladies in administration. Theres a GM that probably pays himself well. Though our restaurant on the lake losses a good chunk of money every year too.

I love eating out on the deck at the lake. But they have no idea how to manage the restaurant. Theres constantly new chefs and new menus. Last time we went, last summer we went for half price apps and ordered almost all of the apps on the menu. Pretty much all sucked and I may never want their food again. If I go back, its only going to be for the atmosphere.
