:huh: He's not wrong. I jog 3 miles a day taking slightly different routes and I always see at least 6-10. I'm down to only seeing 2 Trump flags these days. So yeah Ukraine > Trump

You have to remember that he lives in an inbred county where people rarely leave the rock they were born under. They have no clue what’s across the country.

^^^ I second this. I see a lot blue/yellow flags in my daily travels. Politicians are just a flash in the pan. Real Americans will support democracy wherever it wishes to flourish. :usa:

Blue/Yellow flags are all over in my area as well. Some homes even changed their exterior lights from white to blue and yellow.

Maybe in heavy Trump areas they're flying the Russian Federation flag next to Trump 2024, but here in real America it's the US flag side-by-side with Ukraine's. 

Don't think I've seen a Ukrainian flag but haven't really been looking for any either.

I accidentally made a ton of money from real estate the past couple years, my current house was basically free. Got a buddy that wants to do some condo flips but I think I'm gonna pass on it and stay out for a bit.

Yeah, I'd stay out for a while.  It's all way, way overinflated.  My house is worth double what I bought it for 4 years ago (and our lake house is 1 1/2 times what we paid for it 2 years ago) which is completely nuts.  We're not selling and I'm not sure there's that many people buying right now, (a place up the street has been on the market for 6 months now, but the place across the street just sold, so who knows).  But it's unsustainable.  It needs to come back to earth.  Any drop is a good thing.

Yeah my current home was 390,000 2 years ago and is worth over 600,000 now. Makes no sense lol.

 

We had a couple homes on our street change hands last year, but it's been quiet along those fronts around here since the summer.

Yeah, if you're dealing with 2nd homes/investment properties then the steep climb was great, but if you're just selling your house and having to buy a new one, then what good is paying double normal rates?  You may make more, but you'll spend more too.

Varies quite a bit by location, but we're still up by ~30-40% on average.

I would hope people would have learned their lesson from 2008. In the long run though home values always come back. I bought my house in 2019. At the height of the market I saw a 50% increase in value (yes housing prices where I live are insane). It's down to about a 40% increase now.

If you're selling your primary residence, obviously you wanna upgrade during a buyer's market, and downgrade in a seller's market. The other issue you'd run into now if you wanted to move, is that you'd presumably be screwing yourself on interest rates if you're not paying cash. I refi'd into a 2.5% mortgage a couple years go that would now cost me 6.875% on a mortgage for a new house. We were considering a new build during the lockdown back then, but decided to hold off to see how things settled. Kicking myself for not pulling the trigger on that.

We refi'd two years ago too.  Can't remember the rate, but it was low.  But we were never going to sell at that time and don't have any plans to now.  We're about to redo the kitchen/basement, but with our place, everything's a balancing act.  We have the biggest house in the neighborhood so there's a limit to how much we want to put in vs. the return we could expect on it.

Home prices will remain higher than the Fed wants due to continuing lack of housing supply. Homebuilders have cut back massively. They are hitting demand, but supply is still the issue.
