February 22, 20232 yr Blue/Yellow flags are all over in my area as well. Some homes even changed their exterior lights from white to blue and yellow. Maybe in heavy Trump areas they're flying the Russian Federation flag next to Trump 2024, but here in real America it's the US flag side-by-side with Ukraine's.

My house is worth double what I bought it for 4 years ago (and our lake house is 1 1/2 times what we paid for it 2 years ago) which is completely nuts. We're not selling and I'm not sure there's that many people buying right now, (a place up the street has been on the market for 6 months now, but the place across the street just sold, so who knows). But it's unsustainable. It needs to come back to earth. Any drop is a good thing.

Yeah, if you're dealing with 2nd homes/investment properties then the steep climb was great, but if you're just selling your house and having to buy a new one, then what good is paying double normal rates? You may make more, but you'll spend more too.

I would hope people would have learned their lesson from 2008. In the long run though home values always come back. I bought my house in 2019. At the height of the market I saw a 50% increase in value (yes housing prices where I live are insane). It's down to about a 40% increase now.

The other issue you'd run into now if you wanted to move, is that you'd presumably be screwing yourself on interest rates if you're not paying cash. I refi'd into a 2.5% mortgage a couple years go that would now cost me 6.875% on a mortgage for a new house. We were considering a new build during the lockdown back then, but decided to hold off to see how things settled. Kicking myself for not pulling the trigger on that.

Can't remember the rate, but it was low. But we were never going to sell at that time and don't have any plans to now. We're about to redo the kitchen/basement, but with our place, everything's a balancing act. We have the biggest house in the neighborhood so there's a limit to how much we want to put in vs. the return we could expect on it.
February 23, 20232 yr Home prices will remain higher than the Fed wants due to continuing lack of housing supply. Homebuilders have cut back massively. They are hitting demand, but supply is still the issue.
