August 2, 20214 yr I have no interest in wading into the housing market, but from what I've heard from those who are houses are getting multiple offers the day they're listed, sometime before they're even listed. With that I'm surprised there are many open houses. Maybe it's overstated?

We bought our house in December 2019, it was on the market for a few weeks and ended up getting it for like 15 grand under asking and negotiated some minor repairs. It's a great area on the water and best school district in the state so we felt really happy with it, but it's not like we got some massive deal on it either. Pretty spot on with the appraisal. Flash forward to this year and we have 3 friends looking for houses in a similar area and EVERYTHING is going significantly over asking and you're not negotiating any repairs. Most owners are smart enough not to sell before showing the house off because the bidding wars are ridiculous. One lost out in a 1200 square foot house that went 60k over asking and they were one of 17 offers. If you're looking for 500k plus homes you pretty much have to waive the mortgage contingency or you're pretty much guaranteed to lose out to a cash offer. Another couple lost out on a big beautiful home that went 150k+ over asking, cash offer, waived inspection AND they let the previous owners stay through the summer. It's wild. We're close with our realtor and apparently it's getting better, but still we got SO lucky. The interest rates are much better now but we just refinanced so really got the best of both worlds.

We submitted our first one day 1.

Looked at 9 houses on a Saturday, they all had multiple offers by Monday. They have the open houses to start bidding wars.

His main issue was weighing 400 pounds, unfortunately.

I know 5 who caught COVID and beat it. 3 of them, all had a intestinal form of it - got violently sick for 1-2 days, lost sense of smell. 1 was sick for months, supposedly over it, but he coughs all the time now. Everyone lost the sense of smell and taste. 1 it has not returned after nearly a year.

As buyers, we could have said the seller didn't have to do anything, we'd fix it ourselves. Just because you get an inspection doesn't mean it has to hold up the sale. Get the inspection anyway so you know what you are buying into.

When even tiny crappy houses are going way over and getting close to 20 offers you gotta stay competitive somehow.
