In the meantime we’re fine renting where we are and continuing to stash money every month.

This just makes sense both from a practical perspective but even more so from a psychological perspective. However, things are going to get ugly for a while before they get better. Check the Netherlands as an example. Riots across the country now for several nights in a row due to 9pm-4:30am curfews.

I got lucky, I just found a home with everything I was looking for on the first try. I looked at like 8 and we kept talking about the first one. Made an offer that night and got lucky as the owners were in a big hurry to move. You are right though, the housing market is crazy right now.

Each one had been on the market for under 3 days and we offered over asking price. Each one had 10+ offers (one had 40 in the 3 days it was listed) and sold for 25k over, one for 50k over and then the last one for 100k over asking. After the last one I threw in the towel basically. Unless I'm willing to move to hicktown USA we're probably renting for at least another 6 months. Housing market is broken right now it doesn't make any sense. People are paying 500k for houses that aren't worth 375k just because their monthly payment is manageable with the low interest rates and they're putting 5% down. Crazy times.

I offered 10k below asking and they accepted. I probably should have offered less because I could tell they wanted to sell ASAP, but we, and my wife especially, really liked it (I would have accepted the asking price to be honest). It appraised for a decent amount more than we paid so I am satisfied as far as price goes. And we put 20 percent down.
