The market has been so insane that plenty of people are doing it. I wouldn't recommend it.

Below that, and houses move instantly. The higher above that you go, things are more normal.

Gotta imagine the LA housing markets are a different beast even in normal times, but I can see my how things would normalize at higher prices. Come to think of it some of the huge places on the water down the road have been listed on Realtor for a few weeks now (wife likes to stalk the crazy expensive homes for fun sometimes). But for us peasants no such luck unfortunately.

I sold my Syracuse place last September and got full asking price, with 20% conventional financing, WAIVED inspections within 24 hours of going on the market. I was already in the process of getting things boxed up and packed before then, so I had cardboard in my garage. Came out one day to find a cardboard box SOAKING wet. Everything else was dry. Had rained like 3 days prior. Turns out there was a small leak in the sheetrock that you would never notice that must have dripped down onto that cardboard, and everything else dried up/evaporated since. So clearly a leak somewhere in the main singled roof. Well... waived inspections so nobody came by and noticed it. Was messaging with my neighbor a couple months ago and he said after the winter/snow, the leak in the garage got worse and lady had to spend like $5000 to replace it. If I buy my work is covering my closing costs as part of my relocation, so I'm going through one of their partnered entities, which means any offer I make would be required to have inspection which I am 1000% okay with because I don't want to get caught in a situation where something major goes unnoticed and costs a bunch of money.

People are doing it here to differentiate their offer from others. The market is so hot right now that unless you come in with a cash offer above asking with minimal conditions, you're sheet out of luck. People have been waiving their home inspections to hopefully put their offer above the rest.
