They are hitting demand, but supply is still the issue. That was the case in my area and still is. There is zero inventory. There are literally no homes for sale in my area. Stuff jsut outside of my area (which used to be designated for the poors) is going insanely high. Hell even Levittowners are going for insane prices.

Maybe folks should look closely at what their provider is charging them. I did and was shocked to see my rate at $0.17/kwh. I changed providers and now I am at $0.0776kwh

Now add in the increased costs of regulatory compliance, and you'll see why nobody will ever build affordable housing again. God forbid you find a piece of land in Southern California that can be developed. You'll spend 7 years going through a bananas entitlement process. If you get through that, then you'll submit plans and get constantly hassled by inspectors and regulators. The timeline from finding a piece of unentitled land to actually selling homes is a decade minimum. But, those CEQA reports and EIRs are so damn important...

So much of regulatory compliance is just systemic NIMBYism We had people knock on our door running for some local office nobody cares about, and with great pride she spoke about how much land they'd locked out of being developed by declaring it historic or open farmland or whatever the crap. Both my wife and I were like "this is something that you're proud of is it?" To be sure I moved out to an exurban area with only a bit of creeping suburbanism specifically so that I didn't have to deal with traffic and ... people in general. But if this place gets too built up I'll sell my home at an inflated value and move again.

FWIW - row homes in mayfair, which is a declining area, are going for $250k-$275k.

February 28, 20232 yr Interesting preview of potentiality. You can tell by the coherent speech that it's AI. Oldest Gen X was only 9 when the selective service act was suspended. Escalation amongst the superpowers. Recruitment is down Millions of illegal aliens allowed to cross the border. 20-26 year olds then the 18-19 year olds. Plenty of us old timers to train the replacements. Just another crazy conspiracy theory......
