Home prices will remain higher than the Fed wants due to continuing lack of housing supply. Homebuilders have cut back massively. They are hitting demand, but supply is still the issue.

That was the case in my area and still is. There is zero inventory. There are literally no homes for sale in my area. Stuff jsut outside of my area (which used to be designated for the poors) is going insanely high. Hell even Levittowners are going for insane prices.

  • While I disagree with Biden trying to save these idiots from themselves, it just proves what a wonderful human being he is. IMO we should encourage Trumpbots to all give each other Covid so they die o

My electric bill is nearly double what it was last year

mine is identical. I'm 100% electric FWIW. I do the 12 month budgeting through PECO so it's readjusted every few months but it has been the same price for about 12 mos now.

Maybe folks should look closely at what their provider is charging them.  I did and was shocked to see my rate at $0.17/kwh.  I changed providers and now I am at $0.0776kwh

supply has long been the issue here. especially for "affordable housing".

a lot of it is NIMBYism anymore. it's hard as hell for builders to develop almost any semi-desirable area.

Now add in the increased costs of regulatory compliance, and you'll see why nobody will ever build affordable housing again. God forbid you find a piece of land in Southern California that can be developed. You'll spend 7 years going through a bananas entitlement process. If you get through that, then you'll submit plans and get constantly hassled by inspectors and regulators. The timeline from finding a piece of unentitled land to actually selling homes is a decade minimum. But, those CEQA reports and EIRs are so damn important...

So much of regulatory compliance is just systemic NIMBYism

We had people knock on our door running for some local office nobody cares about, and with great pride she spoke about how much land they'd locked out of being developed by declaring it historic or open farmland or whatever the crap. Both my wife and I were like "this is something that you're proud of is it?"

To be sure I moved out to an exurban area with only a bit of creeping suburbanism specifically so that I didn't have to deal with traffic and ... people in general. But if this place gets too built up I'll sell my home at an inflated value and move again.

we are in fairless hills so we have a different builder (houses slightly bigger) and aren't bristol township. next door neighbors were offered $375 for their 3bdrm 1 bath house. we have a four bdrm, 2 full bath house with a rec room.

only thing holding us back from selling and heading to @NOTW's region is my dad and his health. need to keep him near fox chase.

FWIW - row homes in mayfair, which is a declining area, are going for $250k-$275k.

The complaints from residents during the entitlement process are never ending

The human race deserves much of the ire I've mustered for it.

But some, I assume, are good people.

I believe he paused it until the court makes a decision or until June

The email I got was vague and just said something like "We are confident we will prevail in court, until then we are continuing the moratorium on payments".

Interesting preview of potentiality. You can tell by the coherent speech that it's AI.

20-26 year olds then the 18-19 year olds. Plenty of us old timers to train the replacements.

Just another crazy conspiracy theory......

What would you train people for exactly?  How to drive in the bike lane?  How to lose an arm wrestling competition?
